The Garner Town Council on October 21, 2008 approved the proposal to establish the Garner Road Overlay Zoning District as a text amendment to the Unified Development Ordinance and a map amendment to Town’s Official Zoning Map.
The proposed Garner Overlay District extends from Northview Street east to Auburn-Knightdale Road. Generally, the proposed overlay district boundaries extend 400 feet on both sides of Garner Road. The proposed Garner Road Overlay Zoning District does not change the present zoning classification of property. Existing residential uses and new residential development will not be affected by the proposed zoning overlay district standards. The proposed overlay district would establish additional standards for new non-residential development (prohibited and restricted land uses, additional standards for certain types of non-residential uses, and other similar development standards). In addition, the proposed overlay district includes requirements for some existing businesses to install landscaping in the front of their buildings and screen outdoor storage areas within 2 years. The Town will establish a grant program to assist existing businesses with the costs to install landscaping. Copies of the proposed Garner Road Overlay District text amendment and larger maps are available for public review in the Planning Department at Garner Town Hall during regular office hours. Changes to the proposed overlay district may be made following the public hearing.
